You can start with rough numbers. For a purchase, the most useful context is the target price, available down payment, property state, occupancy, and timing. For a refinance, include the estimated value, current balance, rate, and what you want the new loan to accomplish. For home equity, share how much you may need and whether preserving the first mortgage matters.
If you already have a Loan Estimate or fee worksheet, include the full document rather than only the quoted rate. Discount points, lender credits, mortgage insurance, financed fees, and escrow assumptions can materially change the comparison.
